R-8 is Salmon Arm’s zoning for residential suites – be they a “secondary suite contained within a single family dwelling or a detached suite contained within an accessory building”. Applications for R-8 zoning have been the most common ones coming to council- and approved – during the past few years.
And that’s a good thing imo. R-8 zoning promotes smart growth, legalizes secondary housing and ensures that proper building codes are in place. On site parking is required and the zoning legitimizes the traditional “mortgage helper” and provides for increased rental housing.
Council has seen R-8 applications for existing houses, for new builds and for whole sub-divisions under development. It’s happening all across Salmon Arm.
Only one secondary or detached suite is permitted per parcel plus there are reasonable minimum and maximum parameters for the parcel and floor areas and the ratio between them.
